Lana Spera joined the Russ Russell Commercial Real Estate team in the Spring of 2017 as Huntsville’s first and only Tenant Representation Specialist and Commercial Buyer’s Agent. She carries a Master’s degree from the University of Tennessee and spent several years doing post-graduate work in New York City, before moving to Huntsville 19 years ago with her husband, infectious disease specialist, Dr. Richard Spera.

Lana has spent the last year pursuing what has been a lifelong desire for a career in commercial real estate. Currently, she is a member of the National Association of     Realtors (NAR), the Alabama Association of Realtors (AAR), the Huntsville Area Association of Realtors (HAAR), the Huntsville/Madison County Chamber of Commerce, and she is a Certified Commercial Investment Member (CCIM) candidate pursuing her CCIM certification. She is also attending ongoing work-related seminars and conferences both locally and nationally, to keep her abreast of the latest changes in the very fluid commercial real estate industry.

Lana brings to Russ Russell Commercial Real Estate, several clients of her own including individual property owners, investors, nonprofit organizations, franchises, and private businesses. Her personal relationships within the community, her innate ability to communicate openly with people, her instinct and enthusiasm for Huntsville’s growth and prosperity, and a desire to work one-on-one with clients to make smart business decisions, interacts well with Russ’ creative sales and marketing style.

Huntsville’s First Commercial Buyer’s Agent

This unified approach led to Lana’s holding a unique position in the Russ Russell organization as Huntsville’s first Commercial Buyer’s Agent, a position not uncommon in residential real estate, but less conventional among commercial brokers. As a Buyer’s Agent, Lana will always work solely on behalf of the buyer. This involves negotiating the most cost-effective terms and conditions of a purchase agreement; enhancing the buyer’s purchasing options; and performing research, market analyses, and property evaluations for her client.

Tenant Representation Specialist

Furthermore, Lana will hold a position as Tenant Representation Specialist, always negotiating new and renewal leases on behalf of the client; providing them with market intelligence; and acting as a liaison between the client and the property owner or manager.

Delivering on Behalf of the Client

Lana works closely with clients to develop a strict set of criteria for their search based on their wants, needs, and mandatory prerequisites, whether it involves location in a specific part of town, a specific type or size of building or facility, predetermined traffic patterns, accessibility, infrastructure, feasibility, etc. Armed with that information, she ‘goes looking’, virtually ‘driving it’ rather than just scanning through existing listings and tapping Internet resources. She uses her instinct and relationships within the community to unearth opportunities before they surface, even if it requires contacting potential sellers/landlords who are flying just underneath the radar.

Finally, one of the most challenging but also most effective means for accomplishing her client’s goals is performing in-depth data research and economic and marketing analyses for them, to determine whether a potential site meets all the criteria. Lana practices, guided by Russ’ years of expertise, digging into ‘the numbers’, that is, the data, to ensure the site or property can deliver on all points for her client.

This personal touch, deep connection with the community, and enthusiasm for working with clients, is exceptional in the commercial real estate industry!

Community Involvement

Lana has been actively involved in the Huntsville community for many years, holding leadership roles in local organizations and serving as a Board Member, volunteer, and active supporter of the Huntsville Symphony Orchestra Guild, Twickenham Garden Club, Madison County Medical Alliance, Early Works Society, Randolph Parents Association, Daughters of the American Revolution, The Gothic Guild, Supporters of the Hudson Alpha Foundation, and Leadership Huntsville-Madison County.

Lana is a member of the Episcopal Church of the Nativity, and serves as a Stephen Minister. She is also a published author. Her children’s book, Victoria’s Adventures, has sold copies not only in the U.S., but internationally.
